PRICE LIST FOR LANDLORD AND TENANT ISSUES
ALBERTA RESIDENTIAL TENANCY DISPUTE RESOLUTION SERVICE PROCESS STREAM [NOT INCLUDING KING’S BENCH COURT OR COURT OF JUSTICE]
TRADITIONAL RETAINER OPTION (True retainer payment or Flat Fee payment)
Two options for retainer:
- $1500.00 retainer OR
- $1000.00 + GST Flat Fee (not including disbursements, Service is usually between $100 - $200 and paid by client directly.
By way of either of these, this package includes RTDRS application or Response to application package filing with RTDRS, delegating service to 3’d party process server and Any exchange of offers and resulting communication leading up to first substantive telephone hearing, inclusive of first substantive telephone hearing. This means if your matter is adjourned on the first date, I will keep representing until the first 1-hour substantive telephone hearing is complete.

LIMITED SCOPE RETAINER FOR SERVICES
“UNBUNDLED SERVICES”
'Unbundled services’ in relation to Landlord Tenant matters. Prices as follows:
- Notices are $300.00 + GST for preparation and delegation to process server. The process server will charge you likely $100-$200 for service it’s self and swear an affidavit for you proving service.
- Application or Response preparation and filing only $400.00 + GST assuming all documents required to be included are provided all at once at least 4 clear days prior to any scheduled telephone hearing. Surcharge Fees may apply in rush situations.
- Delegation for Service of a package for RTDRS that you have completed: $40.00+ GST to us, and the process server fee to the process server. (does not include review of the documents).
- Review of a prepared application or response prepared by you to give advice on substance and merits, and make suggestions $300.00 + GST.
- Full Review of prepared documents as above, including preparation of client for an upcoming RTDRDS hearing $500.00 + GST.
- Representation at RTDRS hearing only, no document preparation or filing/service services, or communication prior, $500.00 + GST (can optionally include 1X offer sent to opposing prior to the phone hearing).
- Demand letters aside from formal notices pursuant to the Residential Tenancies Act and the Mobile Home Site Tenancies Act, $600.00 + GST all inclusive retainers. Service fees if the demand letter is served via process server, will be taken from this retainer amounting usually to $100-$200 but can be more depending on the process server.
RETAINER FOR COURT LEVEL PROCESSES (ABCJ and ABKB & Appeals to KB from RTDRS)
$3000.00 + GST – includes taking the matter through the court system, must be paid on a retainer basis, with top ups required if the litigation reduces the balance of the retainer float. The process at these levels of court is true retainer-based only.
MEDIATION
All mediation is paid 50/50 by the parties or as agreed between the parties, RTDRS mediation must be split 50/50 between the parties.
Family Law Mediation
1/2 day on all issues If more than 1 issue $400.00 + GST (conducted virtually or in-person).
Due to the New Process implemented by the Court of the King’s Bench in Family Law in Alberta as of January 2026, mediation is even more necessary than ever. As a mandatory step in the court process, the ideal outcome is resolution of all issues, negating the need to enter the court process entirely, allowing both parties to move on with their lives.
* Please note: If a current client is interested in mediation on their issue, I may refer them to outside counsel or other counsel within the firm on a case by case basis. In my opinion, mediation is completely different role than acting as Counsel and the client will benefit from having separate mediator and lawyer professionals acting in their respective capacities.
Neighbour Disputes
$300 + GST for 1/2 day virtual or in person.
Nobody wants to be at odds with their neighbour. Prior to generating animosity, attend mediation to determine whether your property, nuisance or other neighbour related issue can be resolved outside of court.
Roommate Disputes
$300 + GST for 1/2 day virtual or in person or $100 for 1 hour virtually or in person.
Roommate situations are especially onerous because by nature parties are in close quarters. The RTDRS also does not negotiate issues as between roommates. As an alternative, attend mediation to address your issues and come up with a consent agreement that works for everyone.
Landlord Tenant mediation
$150 + GST for 1 hour virtually or in person.
Try an alternative forum that maximizes each person’s entitlement to the point of mutual settlement. Parties will be advised of the Alberta legislation but will also be encouraged to resolve in a way that everyone can live with, in as amicable a fashion as possible. Please note our fees for RTDRS mediation do not include GST. As such, and since payment is split between parties 50/50, the fee to mediate is equal or slightly less than the fee to file an application with RTDRS ($75.00).
All mediations are subject to a mediation agreement. All parties who have signed a mediation agreement may have 1 Free half hour process telephone call with the mediator to outline the issues. Half-day mediations go from 9am-12pm or 1pm to 3 pm. Standard procedure is that each party pays 1/2 the mediation fee, however as circumstances widely vary either person may pay in full also. Please note: this service is only offered to non-clients, and if the matter proceeds to litigation after, both parties would have to hire a different lawyer to avoid conflict of interest.
